Top 10 tips to help sell your home from Canarias Realty

Has your home been on the market for several months, despite lowering the selling price? Maybe your home simply isn’t staged property to sell! Here are some of our top 10 tips to help sell your home:

10 -– De-clutter. Leaving ornaments or belongings hanging around makes the home look a lot smaller than it actually is. Find a large cardboard box and put them into storage, you’ll also have them ready and packed for when you sell and move out!

9 –- De-personalise. It’s difficult for home buyers to envision themselves living in the property if personal belongings are out. You have to have the mindset of “”this is no longer my home, I’m selling and moving out”” and as much as it hurts you have to put it all away, even family photos.

8 –- Colours. Do you happen to have bright walls in your home? Bright and colourful walls tend to distract the buyer, a bucket of paint is inexpensive and it is best to stick to neutral colours such as tan, vanilla, ash or classical white.

7 –- Staging. Sometimes all your home needs is a bit of staging, buy some plants or even some flowers (especially yellow ones, brightens the room and gives a welcoming feeling, it really does work!) that are quite inexpensive, maybe even borrow some decor from friends and family to help stage.

6 –- Lighting. If a home has a lot of light it brings a sense of space and comfort, open the windows, blinds and curtains. Invest in some side table lamps or even candles to create ambiance light.

5 -– Scent. A pleasant scent can incite the buyer. You can kill two birds with one stone by getting scented candles and you also have the ambiance light covered or buy a nice air freshener for example from Zara Home (you can take it with you once you leave). A cheap and clever way to create a nice scent is to fill a large pot with water with cinnamon, bring it to a boil and leave it for 15 to 20 minutes.

4 –- Take your pets out of the home. If buyers are coming over to view your home, it’s a good idea to leave your pets with a friend or family member or to go for a walk with them if you can as somebody else shows the property. As lovely as pets are, they might distract the buyer from the home.

3 –- Flooring. Yes, some buyers are picky like that, an old outdated flooring can give the sensation of the home being unkept. Consider maybe replacing the flooring or using rugs to distract from it.

2 –- Bathroom and kitchen. As a last resort, to make a property look brand new is to always tackle the bathroom and kitchen. It depends on what state your kitchen and bathroom cabinets are in, sometimes a coat of paint on the cabinets is good enough to give it a new fresh modern look or even just replacing the kitchen and vanity counter tops.

1 –- Stay positive. If you follow most of these steps your home will be sold in no time, keep your chin up. Positive mind positive outcome!

Domestic holiday makers on the rise

The number of Spaniards holidaying in the Canary Islands has risen significantly in the first quarter of the year.

Tenerife has seen a 6.5% increase in domestic holiday makers, compared to the same time last year.

However, tourist numbers did dip slightly in the first part of the year, down overall 2.2%. That figure though still shows an improving trend over the last few years, with 2 million tourists visiting the island.
